Ebac Loft Mounted Dehumidifier
The Ebac Loft Mounted Dehumidifier (LMD) is a dehumidifier system used to deal with damp, and mould in residential properties. The LMD is kept out of the way in the loft, quietly removing moisture, then sending dry air back into the rest of the property. To look after the occupants and prevent damage to your property, we recommend keeping relative humidity (RH) between 40% and 60%.
The LMD is designed to manage an entire property. It runs independently in the background, unlike portable units that only work in one room and require checking on daily.
Made in the UK by Ebac since 1972, this system is designed to handle the unusual humidity found within British homes. The LMD is the best way to stay Awaab's Law compliant while keeping your property structurally sound and safe.
Features & Benefits: Ebac LMD
Smart Control Technology: Use software to track relative humidity (RH) changes in real time, turning the compressor on or off when humidity spikes.
Hydrophilic Coils: Sensors paired with hydrophilic coils keep the loft installed unit working, even when temperatures drop.
Tracking Suite: A multinetwork SIM sends data to a cloud platform, providing climate logs for landlords.
Heat Recovery: Using latent heat to warm dry air by roughly 2°C, passing it back through living spaces.
Continuous Gravity Drainage: Moisture is collected and removed via the property’s internal wastewater, dispensing with daily maintenance.
Out-of-Sight Loft Installation: Installed within the loft space to preserve floor space and prevent accidental adjustment. Providing landlords with absolute peace of mind.
Standards & Certifications
UKCA & CE: Complies with UK Conformity Assessed (UKCA) and European Conformity (CE) standards.
Awaab’s Law Aligned (Social Housing Regulation Act 2023): Designed to manage mould and damp.
IPX2 Moisture Ingress Protection: Protects electrical components from water.
Dealing with Damp and Mould at the Source
You know there’s a problem with moisture in the air once we start to see condensation and black mould forming in a property. Reminding tenants to open windows will help manage the symptoms, but they won’t make them go away. By using mechanical refrigeration, the Ebac LMD system deals with the problem at the source.
It works by pulling humid air into the loft unit. The air is drawn through the unit's evaporator coils where moisture is condensed, collected, and removed through a drain.
At National Heater Shops, we like to remind customers of the latent heat that is created during this process. This dry, heated air is then sent back through the property, keeping walls and windows warm enough to stop the dew points where condensation forms.
Supporting Awaab’s Law
It is now a legal requirement that mould and damp are dealt with swiftly in social housing. Awaab’s Law (Social Housing Regulation Act 2023) states that landlords must deal with these issues within set timelines or face legal action.
The Ebac LMD system gives you a way to proactively address these issues. It works constantly to keep properties dry and free from mould, while giving housing providers proof they’re meeting regulations via monitoring tools.
